54 credit unions with an office in Washington report commercial real estate loans to their members, and 27 of those also report construction and development lending. The 20 largest are listed below, Washington-headquartered institutions first.

What these figures mean

It is a legal maximum, not an appetite. No credit union writes a loan at its single-borrower ceiling. The figure bounds what an institution may have outstanding to one borrower, not what it will lend on your deal.

Each ceiling is the NCUA single-borrower commercial lending limit under 12 CFR 723.4(c): 15% of the institution's total net worth, taken from account 997 of its NCUA 5300 Call Report. It caps total exposure to one borrower or group of associated borrowers, not the size of any one loan, so a borrower who already owes that credit union has less room than the figure suggests. It is calculated, not published by the credit union, and it moves every quarter as net worth moves.

The column beside it is what the institution actually reported outstanding: commercial real estate secured loans to its own members, from the same call report. Read the two together. A credit union with a large ceiling and a small book has the regulatory room for your deal but little record of writing one.

Every figure on this page comes from the NCUA 5300 Call Report for the quarter ended June 30, 2026. A credit union is listed here if it has an office in this state; the balances beside it are institution-wide and are not apportioned to this state. Institutions headquartered in this state are listed first.
